The site itself is well positioned with a large roadside frontage to both Station Road and High Street and further benefits from an entrance onto Water Street, which forms part of the A48 running through Pontarddulais, linking the town to Llanelli and Swansea. The town has a population of circa 6,200 according to the 2011 census.
