Food Stores

We have a specialist food store team that has considerable knowledge of the food store market in Wales, the South-West of England, the West Midlands, Shropshire, Oxfordshire, Gloucestershire, Herefordshire and Worcestershire.


The team concentrates primarily on acquiring new stores for Tesco Stores Ltd ranging from convenience stores of circa 3,000 sqft up to full format superstore of circa 110,000 sqft. However we also have experience in acquiring land for food store developers, store extensions, disposals and Assets and Estates work in the food store sector.


In the last 10 years we have acquired over 1 million sqft of new or addistional floorspace for Tesco, with recent deals including stores at Taplaw (Maidenhead), Risca, Ystrydgynlais, Churchdown (Gloucester), Cefn Mawr, Portland, Welshpool, Newtown, Llandridnod Wells, Ammanford and Pontradulais, Tenbury Wells.

Out of Town

EJ Hales have been at the forefront of Out of Town retailing since the first purpose built units were developed about 25 years ago. We act on behalf of many leading Landlords and some key retailers on all aspects of this sector.


We operate extensively in the six key areas of Investment, Asset Management, Development, Property Acquisition, Disposal, and Rent Review/Lease Renewals.

EJ Hales has had a dedicated Leisure Department for in excess of 15 years.  This has provided us with an in-depth knowledge of this particular sector which has led to us benefitting from a dominant position in the South Wales market which has subsequently led to a wider instruction base throughout the rest of the United Kingdom.

  • The acquisition of a retail investment portfolio in Staffordshire and Teeside for a private London based Trust.

  • Rent reviews and lease renewals – we act for landlords and tenants alike in all sectors of the retail market. We combine our expert knowledge of statute and case law with our unrivalled knowledge of the regional market to gain the best results for our clients. The trend towards shorter leases often with beak clauses means it is increasingly important for landlords and tenants to regularly review their options whether it be to consider relocation opportunities or re-gearing to provide more secure income.


  • Valuations - We are able to provide bank and private valuations of individual properties to whole portfolios taking advantage of our intimate regional knowledge of the retail and leisure sectors.


  • Compulsory purchase - We have experience of advising developers and acquiring authorities in conducting acquisition negotiations ahead of the formal CPO process, where we have had considerable success. One example, was acquiring the site for the St David’s 2 development in Cardiff, where initially there were over 60 property interests to be acquired, all of which were successfully acquired ahead of the formal CPO decision . We also act for landlords and tenants affected by CPO taking advantage of our unrivalled market knowledge and experience in this sector.

Roadside/Neighbourhood Centres

EJ Hales has been at the forefront of retail roadside and district centre development within Wales and the South West of England for the last 10 years acting for a variety of clients including major house builders, property companies, food retailers and individuals seeking to redevelop their own property.


EJ Hales prides itself on understanding the modern requirements needed to attract retailers to a new scheme and working as part of a team liaising with architects, planning and highways consultants and project managers.


Over the last 10 years as well as advising numerous developments EJ Hales has acquired approximately 75 roadside/neighbourhood stores for Tesco for their Express format.

Residential Land/Development

As part of our strategic development role we provide detailed advice in regard to residential development.


This includes advising on land sales and acquisitions, negotiating rights of way through to advising on the acquisition of existing buildings for residential conversion.


Acting for various national and local house builders, land owners, student accommodation providers through to several of the Welsh Housing Associations.
